Rental Policies


  1. Check-in time is after 3:00 p.m. Check-out time is by 10:00 a.m. Procedure: Leave and pick up keys at Harborview's office at 291 S. Collier Boulevard Suite #103. LATE ARRIVAL: Keys will be placed in our lock box just outside Harborview's office. The combination will be on your rental confirmation. Riverside guests should pick up their keys at the Riverside office, 1085 Bald Eagle Drive.
  2. Linens and housewares are provided; however beach towels and chairs may not be included. Since units are privately owned, decor and equipment will vary. Equipment rental for cribs, strollers, rollaways, bikes, etc. is available.
  3. Unit will be cleaned before arrival and after departure . Deductions will be made from your deposit for damage to the unit or extraordinary cleaning services that are required.
  4. Some condos have covered parking. Trailers and campers are prohibited at all properties on the Island. Storage arrangements can be made on and off the island.
  5. Use of boat docks varies with each condominium. Half day and full day boat rentals are available through local marinas.
  6. A Residents' Beach Pass may be purchased by guests who are leasing for one month or more. Tigertail Beach and South Beach are available for all to use for a minimum parking fee.
  7. NO PETS are allowed in any rental property.
  8. Cable TV is provided in all rental units.
  9.  All units are considered NON-SMOKING unless other arrangements have been agreed upon.

    THERE IS A LARGE TURNOVER of rental homes on Marco. If the specific home pictured is not available, we will try our best to find a similar one which meets your requirements.


  1. Payment Schedule:
    1. Payments will be separated into 2 installments.  Fifty percent(50%) will be due 3 days after booking.  Remaining fifty percent(50%) will be due 150 days prior to arrival.  If booking happens within 150 days, only 1 payment will be due, 3 days after booking.  If booking takes place within 2 weeks prior to arrival, payment by credit card will be required.  Payments may be made by Visa or MasterCard.  A 3% service charge will be added if you make a payment by Visa or MasterCard.  We do allow for guests to overnight a check.  If check is not received by payment due date reservation will be cancelled.

  2. Cancellation:

    1. You will receive 80% of any amount recovered if Agent is successful in re-booking the cancelled time. You will forfeit all monies paid if we are unable to re-rent this unit.  If you booked your property through an online source other than, please refer to and follow the cancellation terms listed online when reserved.

  3. Rentals are subject to state and local taxes. Some condominiums require nominal application and/or registration fees which are to be paid by the guest.
  4. Your Security Deposit will be refunded approximately 2-4 weeks after departure. Security Deposits for homes may take six weeks to refund.
  5. Payments may be made by Visa or MasterCard.

  6. Most of our properties DO NOT have land line phones.  For properties that have land lines phone number will be on your contract.
  7. Rental rates quoted are subject to change without notice. Off-season rates are available. Call for quotes.
  8. Condominium maximum occupancy is limited by the by-laws of each condominium. House maximum occupancy is determined by the owner.
  9. If you are occupying a house, you are responsible for electric bills over $50 per week or $175 per month. Pools are heated by electric, solar or gas. Guests will be responsible for all natural gas charges if applicable.
  10. From time to time, owners decide to sell their units. If the owner should decide to place their unit on the market, you agree to cooperate with the listing office in permitting the unit to be shown if you are given reasonable notice. In the event the owner of the unit we have confirmed to you elects to remove it from our rental program, we will arrange comparable accommodations for your visit or you will receive a full refund.
  11. NO refunds will be made for applicance or air conditioning failure or breakdown. Repairs will be made as quickly as possible.
